New construction buyer representation

Buying new construction in the Triangle

I've represented buyers on new construction across the Triangle, from production homes in Apex to two custom builds in Raleigh. New homes are a big part of this market, and the process is different from buying a resale home in ways that can cost you if nobody is looking out for you.

Who does the builder's sales rep work for?

The builder. The person in the model home is friendly and helpful, and their job is to sell the builder's homes on the builder's terms. My job is to look out for you.

Bring your broker on the first visit

Some builders will only pay a buyer's broker if that broker was with you, or registered, the first time you walked into the model home. If you go in alone, you may end up paying for your own representation or going without it. Call me before you visit a model.

The builder's contract is not the standard contract

Most resale homes in North Carolina use the standard offer to purchase form. Builders usually use their own contracts, written by their lawyers. Deposits, deadlines, and what happens if construction runs late are all set by the builder. I read it with you before you sign.

Incentives and lenders

Builders often offer incentives, like help with closing costs or a lower rate, when you use their preferred lender. Sometimes that's a good deal. Sometimes another lender beats it even after the incentive. Compare both before you decide.

Upgrades, lot premiums and the appraisal

Upgrades and lot premiums add up fast, and not all of them come back when the home appraises or when you sell. I help you decide where your money matters most.

New does not mean perfect

Get your own inspections, even on a brand new home. A pre-drywall inspection catches problems while the walls are still open. A final inspection before closing gives you a punch list. And before your builder warranty runs out, an inspection lets you get repairs done on the builder's dime.

A new community we know well

Park at Wimberly in Apex is one example. These videos show the last few homes there, built by Envision Homes, and how this community compares to one the same builder finished in Cary.

Where to find new construction

New communities are going up all over the Triangle, including Apex, Holly Springs, Fuquay-Varina, Wake Forest, Clayton and parts of Cary and Durham. My town guides walk through each area. If you're moving here from another state, start with my guide for out of state buyers.
